Almost never. Our platform partner handles all member communications — screening, booking, move-in instructions, payment reminders. Our staff monitors the property and steps in on move-in day. You only hear from us if a repair over $300 needs your approval, or for a rare escalation.
You do. The account must be in your name as the property owner. You add MyColivingPM as a Property Admin, giving us day-to-day access without transferring ownership. This protects your listing, payout history, and reviews.
The co-living platform collects weekly dues from members and pays you directly via ACH. MyColivingPM invoices you separately on the 1st of each month for the management fee, as a percentage of what was collected.
The platform actively markets your listing. Our fee is based on what is collected — so we are incentivised to keep rooms full. If a room is vacant over 10 days we review pricing and listing quality. Over 14 days we flag it to you with a specific action plan.
The one-time work of getting your property platform-ready: compliance walkthrough, smart lock installation, account and listing setup, professional photography. Furnishing packages include all furniture. From $1,200 for owner-furnished properties.
